At CAP, our management fees are percentage based. What this means for you is that if your property is not rented, you aren’t paying. Our standard fees are 25% of profit- which is calculated as total payout (less platform and transaction fees) minus cleaning charges.
We uniquely deduct fees from calculations prior to calculating percentages because we don’t believe in charging fees on top of other fees.
We pride ourselves in doing great work- and we believe that great work speaks for itself and does not require lengthy contractual commitments to secure the business relationship. With this being said, we require only a 90 day commitment. After 90 days, you are on a month to month basis and either party can terminate the relationship.
This depends entirely upon you. We have launched properties within three days, and we have also had properties that have taken months to be ready.
This can depend on several factors including: have you already secured your STR permits? Have you conducted your fire inspection? Do your have your TPT license? Have you familiarized yourself with local regulations? Is the home fully furnished and equipped? Do you have a supply area set up?
Setting up a new rental requires a lot of work- but we are here to help!
If you are needing guidance or physical assistance with the setup process, we offer a special package allowing you to pay a “retainer” which will be billed from during the setup process for the labor hours required to get your property to market. As soon as your property is ready to launch and activated for bookings- we switch to percentage based billing and any remaining balance from your retainer will be deducted from first month property management dues.
